Why You Need a REALTOR® When Buying New Construction

Why You Need a REALTOR® When Buying New Construction

You're on a mission to buy a newly built home. Or maybe you plan on working with a builder to design your new dream home on your own. This leads to the big question: Do you need to hire a REALTOR® to represent your interests when you're building or buying new construction instead of hunting for existing homes?

Our answer? It's an unqualified "yes."

It's true that many home builders have their own real estate agents on site. These agents can answer your questions, explain the different models that builders offer and provide information about financing options. But there is one thing these agents won't do: They won't represent you.

The truth is, the agents hired by developers represent the builders that pay them. They don't represent your interests. If you want to negotiate on price, schedule extra inspections or fight for more upgrades in your new-construction home, you'll need to hire a REALTOR® who represents your interests.

Let's say a home inspection comes up problems with the construction. You'll need the help of a REALTOR® to make sure that your builder fixes these problems in a timely manner. And when it comes to finding mortgage financing, a REALTOR® can recommend several different mortgage lenders who can help guide you through the often complicated task of financing a new-construction home.

It's tempting to think that buying new construction is a simpler task, one that you can complete without the help of a REALTOR®. But in reality, buying a newly-built home or working with a builder to design one, can be a long, complex process. You'll need the help of your own representative to make sure that you won't be paying more than you have to.
